This phase of design never really ends. The ongoing maintenance and upkeep of an existing facility is normally much less expensive than building a new one. It is because of this fact that we intensely focus on this phase of the project during all the previous phases; decisions made during the previous phases have long-reaching implications.
When the true cost of a facility is analyzed, over its effective life cycle of often 40 years or more, approximately 35% of the capital outlay is in the initial construction cost (1-2 years) and 55% of the outlay is spread over the other 38-39 years in the operations, maintenance & renewal of systems.
Over 90% of the cost of the facility is largely determined by decisions made during the Design phase - decisions that can make or break an organization.
